Size
Span and post spacing drive the timber and steel sizes, so a wider build costs more per square metre than a small one.
Materials
Hardwood, LOSP primed pine and steel posts all price differently, as does Colorbond against polycarbonate.
Roof type
A pitched or gable roof takes more framing and flashing work than a flat or skillion roof.
Permits
Where a building permit and engineering are needed, the drawings and surveyor fees form part of the job.
